It is largely due to too much regulation and requirements by government to push up land and building cost. For example, government use all kinds of overlays to restrict use of land and thus reduce land supply. Local council want permit for everything house owner who want to add or change to established properties. Everything need be done by licensed people who would charge more than $100 per hour. To make things worse, customers need use after tax money to pay those fee plus gst.

And how many of those were desperate Australian family's selling their homes because they can't afford them as a result of Anthony albanese poor management of the economy, housing policies, and immigration. Not to mention how many of those were bought by indian and asian people that dont even live here. Because what people dont know is if you're a foreigner and you buy property in the form of a house or business here. It is some much easier for you to get residency and and imigration approval.
