If left unchecked, the predatory capitalism happening in the US now when it comes to basic necessities will leave major cities full of the rich and extreme poor. That means crime will eventually ruin and overtake those areas. The working and middle classes will reluctantly migrate to smaller cities amd telecommute to work. There's no such thing as trickle down economics. The rich will continue to hoard money and economic opportunity. There needs to be a maximum wage law to prevent CEOs from making hundreds of millions in salary each year for talks and speeches and an income tax on the capital gains many of them pay themselves in lieu of a salary to avoid taxes.

No agent wants to be a buyer’s agent exclusively. A single home can have dozens of offers, but only the agent with the accepted offer gets paid. Imagine doing all that work for a client (researching, showing homes, drawing up offers) over and over only to be denied because it’s a seller’s market. I tried becoming a real estate agent only to learn far too quickly it’s not what you know but who you know. It’s not mandatory to join NAR and become a “Realtor,” but you sure feel the stigma if you don’t (which includes thousands of dollars in membership fees). Getting a real estate license is easier than passing a GED, so the arena is totally over saturated and filled with some unsavory players. The NAR wants you to believe that their members are more ethical, but it’s really just a scam to leverage their power in numbers and line their pockets. And don’t believe for one minute that the top producing agents are doing their own work. Once they’ve snagged enough five-figure commissions they can just hire someone for much less money (usually a newbie agent like I was) to handle the entire transaction (from counter offers to inspections to close of escrow) for them. Like any sales force operation, it’s the handshake - not the contract administration - that gets paid. Unless you come to the game with a large circle of prospective clients, it’s pretty impossible to get a break. Nobody wants to work with an agent with no sales or purchases on their books.

Researches neighborhoods
Researches school districts
Researches commutes to work
Takes calls at night
Takes calls on weekends
Takes calls on vacation
Writes offers
Refers lenders if need be
Schedules home inspections
Schedules the radon test
Schedules the title 5 if applicable
Works with the attorney to prepare the Purchase and Sale Agreement
Works with the lender to ensure the loan is approved
Schedules the smoke detector certificate
All the above comes together for one specific date, the closing date.
Considering the cost of homes this is the time for a Realtor to be on the buyers side considering the price of properties today.

With the initially stated concern that the commission being a percentage based on the sales price of the home was driving agents to find and push higher priced homes to buyers, how is continuing to operate on a percentage of the sales price going to change anything regardless of who is paying it. A flat fee based on time period or number of homes shown seems much more logical.
