I feel like the government could be weaponising supply and demand and flooding Australia with immigration numbers to create the weapon of supply and demand in the rental prices and scarcity.
It feels like the Australian government are doing this deliberately, one could assume its a war on the middle class incomers and low incomers.
In conjunction with sky high fuel prices and food prices, you have a very horrific situation that appears to be deliberately enacted.

Aussie property owners normally will live in the property rather than rent it out.
Chinese investors tend to want to rent them out.
As the Chinese investors diminishes ……the number of properties to let decreases.
And the renters are hit when there is a supply shock.
