Negative gearing, as if the rent revenue isn't enough, the taxpayer should not be subsidising land lords. Housing density, we should definitely be looking at high density living but the trades & developers must be trustworthy & competent & different ownership models such as long term leasing arrangements that are secure for your lifetime, it means dealing in a highly regulated environment & not with strata sharks or the Mum & Dad investor who cannot offer security of tenure.

Actually try building a new home, or granny flat, and while you may be expecting some government red tape, you will quickly discover just how difficult, expensive, and time consuming the process is.
