There is no point having a good community if you cant afford to live there. This is always the problem, governments thinking they are some grand planners, your plans dont work and you need to stop planning to put a high rise beside a railway station, only 18% of people take public transport, density relaxation is the only way forward for the city. Here in the country we just need council to again stop with their regulations. And we need the government to stop offering grants for first home buyers, we dont need incentives to buy 4 bedroom homes and have 2 people live in it. Stop stimulating the sector. Go away Negative gearing is a disaster, 5 out of top 11 countries with the highest rents in the world have Negative gearing. Stupid At least she is half right, we almost need a bill to control local government

The issue of negative gearing is - labor wont use it - to attract private investors - to build the housing it wants. The fact is - labor had this done under Rudd. It's not that the scheme was not successful - it was he got voted out. Labor rushes into all the wrong ideas - and keeps doing so. As labors policies have set the housing landscape where it is now. Allowing to many immigrants in. Labor policies pushed up interest rates. The only thing labor has to do. Is free up the land for - redevelopment. And then ask companies to build the style of buildings it wants. Based on the the type of people that need housing accommodation. And set down - better write down negative gearing terms - for lower rents. That the negative gearing terms - offered - means the rents will be set - at lower then market value. The issue for labor is they are now panicking - as every other policy they have - is failing. So now they are in panic mode - as nothing is going right for them. That's why they need - to make sensible decisions. That favour private investors - only investing in the type of property they want built.
