Basic maths. 5 years until the end of the decade. 1,200,000 homes built by then equates to 240,000 homes per year. 52 weeks in a year, but we must exclude 4 weeks annual leave and at a guess another week in public holidays which reduces the working year to 47 weeks. That’s 5106 houses built, completed, certificate of occupancy, keys handed over per week. Even if on the rare occasion our tradies worked 7 days a week during this time that is 729 houses built to completion EACH DAY for 47 weeks each year for the next 5 years. If the tradies only worked weekdays that would be 1021 houses built to completion each week. Anfony Failbanese is a born loser. Basic mathematics isn’t his forte which has been proven time and time again. He wanted the job title, the taxpayer funded lifestyle and some fame, plain and simple.

Just use my solution: Housing Equity and Development Act 2025 1 Ban on Corporate Ownership of Residential Properties Corporations, trusts, and investment funds are prohibited from purchasing residential properties. Existing corporate-owned properties must be divested to individuals, families, or non-profit housing providers within 24 months of the Act's passage. Violations will result in a Fine equivalent to 25% of the market value of each non-compliant property per year until divestiture. Property forfeiture to government for redistribution if not divested within 36 months. 2 Ban on Land Banking Developers must bring purchased land to livable standards within four years. Failure to develop land within this timeframe results in forfeiture of the undeveloped land to the government at the developer’s loss, with the land repurposed for public or affordable housing projects. Violations will result in a Fine equal to 20% of the land's market value per year of non-compliance. Immediate forfeiture to the government after 24 months of continued non-compliance beyond the initial deadline. 3 Restrictions on Foreign Ownership Only Australian & New Zealand Citizens and Working Permanent residents who have lived in Australia for over 18 months can purchase property in Australia. Those with citizenship will be given priority and any foreigners applying will have to undergo strict checks to ensure they are contributing to society in some way or form. Violations will result in a Fine of 200% of the property’s market value. Property forfeiture to the government. Deportation and a lifetime ban on future property transactions for involved foreign individuals, plus the foreign individual been banned from entering the country for life. 4 Affordable Housing and Transit-Oriented Development Quotas 70% of all future residential developments must be designated as affordable housing. Affordable housing includes single-family homes, apartments, and other dwelling types accessible to low- and middle-income families. Violations will result in a Fine of $500,000 per missing affordable unit or 10% of the development’s total project cost (whichever is higher). Project approval suspension for future developments by the offending entity until compliance is ensured. 5 Rent Caps Rental prices are regulated based on regional income levels, local housing market conditions, and inflation. An Australian Rent Cap Authority (ARCA) will oversee compliance, enforce penalties, and monitor regional market trends. Violations will result in a Fine equal to 200% of the excess rent charged per affected tenant per year. Mandatory rent reimbursements to tenants with an additional penalty payment of 50% of the overcharged amount. If landlord is caught violating multiple times, then the landlord can loose full ownership of the property. 6 Zoning and Infrastructure Standards Zoning reforms prioritize high-density housing near transport corridors and urban centers. Streets in new developments must be wide enough to allow fire trucks, parked cars, and passing vehicles to coexist safely. Maximum building spacing is limited to 5 meters, ensuring community connectivity and efficient land use. Non-compliance with zoning or street-width regulations: Fine of $250,000 per violation. Revocation of building permits for repeated violations. Failure to adhere to building spacing requirements: Fine of $50,000 per unit constructed in violation. 7 Floodplain Development Regulations High-risk floodplains are designated as unsuitable for development wherever possible. Where floodplain development is unavoidable, developers must implement maximum flood mitigation systems, such as elevated foundations, reinforced infrastructure, and advanced drainage systems. Developers must submit comprehensive flood risk assessments to obtain approval. Unauthorized development on high-risk floodplains: Fine of $2,000,000 per incident and mandatory removal of non-compliant structures. Insufficient flood mitigation measures in floodplain developments: Fine of $500,000 per missing or inadequate system and suspension of operations until compliance is achieved. 8 Housing Development Requirements Public housing must constitute 20% of every development project, with affordable housing making up 70%. Fine of $750,000 per missing public housing unit. Fine of $1 million per missing affordable housing unit. This would be my solution
